Hours: Our rental offices are open from 9:00 a.m. to 5:00 p.m. seven days a week. From May 29
through September 1, our hours are extended to 6:00 p.m. on Saturday and Sunday.

Vacation Rental Reservations

24 hours a day. Our office is open 7 days a week from 9:00a.m. to 5:00p.m.

Reservations Reservation Payment
After we book a property for you, you will be mailed a lease
agreement. It will need to be signed and returned along with the advance rent payment of one half the base rent and
travel insurance within seven (7) days or the reservation will
automatically be cancelled. The full balance of your rent, security
deposit, taxes and any applicable fees is due thirty (30) days prior to
check-in. You may pay this balance by personal check, money order, cashiers check, or Visa/Mastercard (with additional fee). Personal checks will not be accepted if there is less
than thirty (30) days prior to your arrival. If balance of rent is paid at
check-in, and additional $20 processing fee is due and only guaranteed
funds will be accepted.
Vacation Investment Insurance
Vacation Investment Insurance, (VII) is offered covering financial losses you may incur because of unforeseen
circumstances, illness, and injuries - it even included coverage for
mandatory hurricane evacuations. The cost of the insurance is 6.5% and is
automatically added and due with your advance payment. For details, please
read the brochure outlining the benefits, exclusions, and limitations
included with your confirmation/lease agreement. If you do not wish to
purchase this coverage, you may delete the charge by initialing where
indicated on your lease.
Taxes
All taxes are subject to Dare and Currituck Counties occupancy tax. A
North Carolina Sales Tax will be added to all rates and any fees
charged.
Security Deposit
Upon a satisfactory inspection, your deposit will be refunded forty-five
(45) days from your departure. The Security Deposit is payable with the
balance of your rent, thirty (30) days prior to check-in.
Reservation Processing Fee
A reservation processing fee will be added to each reservation. The
reservation processing fee is payable with the balance of your rent, thirty (30) days
prior to check-in.
Length of Rental
Advance reservations will be taken for a minimum of one week beginning
either on Saturday or Sunday. See individual descriptions for starting
day. Partial week reservations may also be available, however, these
reservations can only be made five (5) days in advance with a three (3)
night minimum stay.

2008 Tentative Reservations
We are happy to accept advance reservations for 2008. If the property you desire is available, we require a tentative reservation processing fee of $20.00 plus sales tax. You will have 10 days to confirm your reservation once the lease is mailed to you in December of 2007. This tentative reservation processing fee is non-refundable and non-applicable.

Atlantic Realty's Rental Policies
Check-In Time is 4:00pm

All properties north of Duck will check-in/out at our Corolla office. All
other properties will check-in/out at our Kitty Hawk office. We must
adhere to a 4:00pm check-in time on the day your rental begins to permit
ample time for our staff to clean and inspect your unit. If you expect to
arrive after office hours, please notify our rental office to make
arrangements for your check-in package. |
A limited number of 1:00pm check-ins will be offered for those tenants with
special arrival needs. Please mark the "Early Check-In" space on your
lease. The cost is $50.00 and covers administrative costs. If you
requested an early check-in but failed to arrive by 1:00pm, you will still
be charged the $50.00 fee. We cannot offer the "Early Check-In" if the
owner has the preceding week, if the property is a pet unit, repair work is
needed, or any other unforeseen circumstances.
Check-Out Time is 10:00am
Check-out time is 10:00am on the scheduled date of departure. Due to the
tremendous responsibility we have in cleaning and inspecting each unit
between tenants, we must strictly adhere to the check-out time. Keys must
be returned to our office upon check-out. Drop boxes are available for
early check-outs at both offices.
Cancellation Policy
A fee equal to ten percent of the base rent and the reservation processing fee will
be charged for any canceled or changed reservation. If this reservation is
canceled, no refunds can be made until the property has been re-rented and
confirmed. If the property is not re-rented, Tenant’s entire advance rent
payment must be forfeited. In addition, no refunds of any kind other than
the aforementioned cancellation refund can be made without authorization
from the property owner. No transfer can be made once the reservation has
been confirmed and an advance rent payment has been sent to the property
owner. All cancellations must be received in writing. Travel insurance is non-refundable.
Property Capacity
Maximum occupancy for each property is listed and applies to children as
well as adults. Exceeding property capacity is grounds for immediate
eviction without refund.
Family Group Policy
It is the policy of Atlantic Realty to rent only to family groups due to
the obligations to our owners. We lease property without regards to race,
color, religion, sex, national origin, handicap or familial status or any
party. A family group is defined as parents, grandparents, children and
extended family members vacationing in one home. A non-family group is
defined as: unmarried young adults, high school students, college students
or any other group-type situation. Should Atlantic Realty discover a
non-family group, the group is subject to immediate eviction with NO
REFUNDS OF RENT. No fraternities, school or civic group allowed.
ABSOLUTELY NO HOUSE PARTIES ALLOWED. IDs must be furnished if requested.
Violation of the above is grounds for immediate eviction with NO REFUND.
Pets (Dogs only)
ABSOLUTELY NO PETS are allowed in any property stating "NO PETS".
Violation of this regulation is grounds for immediate eviction without
refund. Dogs are allowed (no more that two (2) housebroken dogs) in any
rental unit indicating "PETS ALLOWED." A $75.00 charge for extermination
will be charged for all properties allowing pets. Pet owners will be
liable for any damages and ALL pets must be declared at check-in.
Absolutely no pets allowed in pools and hot tubs.
The town ordinances listed below are current as
of the Summer of 2005.
Duck - Dogs are allowed on the beach year round, but are required to be
vaccinated for rabies and controlled by a leash.
Kitty Hawk - No pets allowed on the beach from May 15 through September 15.
From September 16 through May 14, dogs must be restrained on a leash not
exceeding 6 feet in length. Owners must clean up after their dogs.
Kill Devil Hills - Dogs are allowed on the beach from May 15 through
September 15 and must be on a leash.
Nags Head - Dogs are allowed on the beach year round and must be on a leash.
Grilling
Grilling is NOT permitted except on concrete surfaces. Do not attempt to
use outdoor grills on decks, porches or near wooded areas. Please be sure
you clean the grill and dump the ashes before you leave so the next Tenant
finds it ready for use.
Damages
ALL BREAKAGE AND PROPERTY DAMAGE during your occupancy MUST be reported to
our office. Tenants are responsible for and are expected to assume
liability for any damage to the property and its contents, other than
normal wear and tear, during their occupancy. Properties will be carefully
inspected after your departure and your security deposit will be adjusted
if any damage is found. If the damage exceeds the amount of the security
deposit, you will be billed for the additional amount and it will be due in
full within thirty days of the billing date or a late penalty will be

Cottage Locations
These descriptions are standard descriptions determined by the Property
Management Committee of the Dare County Board of Realtors to establish a
more uniform way of describing the location of rental property on the Outer
Banks.
Oceanfront: No other buildable lot or road between you and the beach. This
may or may not have an oceanview. Actual distances to the ocean will vary.
Semi-Oceanfront: One lot or home from ocean. May or may not have a road
between property and ocean. Some offer unobstructed views. Distance to
ocean from each property vary.
Semi-Of/Beach Road: A property located west of NC 12 and only 1 other property
or lot between NC 12 and the ocean. You will cross Hwy 12 and go to the
nearest access to get to the ocean. Distance to the beach and views vary.

Oceanside: Properties east of NC12. The
distance from the beach will be listed in the unit descriptions.
Beach Road: Properties located from Kill Devil Hills to South Nags Head on the
west side of NC 12. You will cross Hwy 12 (For South Nags Head this would
be Old Oregon Inlet Road) Distance to the ocean, views and number of
properties between property and ocean vary.
Between the Highways: Property located between NC12 and 158 Bypass in
Kitty Hawk through Nags Head.. (In South Nags Head, this is between NC12
and Old Oregon Inlet Rd.)
Westside: Properties west of 158 Bypass from Kitty Hawk through Nags Head.
Soundside: Properties west of NC12 which may or may or may not have direct
access to the sound.

Soundfront: Properties directly fronting the sound.
For the Southern Shores Area:
Oceanfront: Property in which no other buildable lot or road is between
you and the beach. This may or may not have an oceanview. Actual distances
to the ocean will vary.
Oceanside: Properties on the east side of Ocean Blvd.
Between the Highways: Properties between Ocean Blvd. and NC12.
Westside: Properties west of NC12.
Dunes: Properties located 1 or more lots west of NC12.

Spring and Fall vacations can be rewarding to those who are not committed
to a school calendar and would like to get away and relax for a few days.
Rates are much lower, the fishing is at its best and air and water
temperatures are moderate.
Vacation Rental Homes
Parking
Please be advised that the parking capacity at the majority of our
properties is never more than the number of bedrooms. For example, a 3
bedroom would typically have parking for 3 cars, a 4 bedroom would have
parking for 4 cars. Very few properties have the capacity for more than 5
cars even for properties larger than 5 bedrooms. We encourage you to
consider limiting the number of vehicles you bring to the Outer Banks. With
your help, we can help reduce traffic as well as improve your vacation and
the environment. Parking regulations are enforced in many areas
of the Outer Banks, and if your car is parked on the street in front of the
property, you risk being ticketed or towed.
Keys
Two (2) keys will be issued at check-in. These must be returned to our
office at check-out. A $5.00 charge per key will be deducted from the
security deposit for keys not returned.
Telephones
Most of our rental properties provide phones for local calls only. Many of
our property owners have installed long distance restrictions on their
telephones. To make long distance calls with or without this restriction
tenants must use a credit card, calling card, or call collect. If the
above requirements is violated, and long distance charges are incurred
during your stay, you will be billed $15.00 in addition to the cost of the
phone call(s).
Linens
Atlantic Realty properties DO NOT have linens and towels included in the
rentals with few exceptions as noted in this brochure. Lines and towels
may be rented.

Tenants Responsibilities
We ask that you treat each property as if it were your own. Please leave
it clean, neat and undamaged. Remove all trash from inside the property
and dispose of it in the outside trash containers and
roll to the end of the driveway. Upon vacating, lock all
windows and doors, turn off lights and return your keys to our office by
10:00 a.m. on your scheduled day of departure.
Furnishings and Equipment
All rental properties are privately owned and reflect the needs and tastes
of their owners. Our standards are high in property selection. The
condition of the property, as well as the furnishings, will vary according
to the individual owners’ tastes. All properties are furnished for normal
housekeeping with dishes, cookware, silverware, and glassware. Tenants
should bring any small appliances or special kitchen items used during
their daily routine. Linens are not furnished, but can be rented through
rental companies in the area.
Messages and Mail
If your rental property has a phone,please make any toll calls collect or
place them on a calling card. All mail and messages must be picked up at
our office. Only emergency messages (illness, accident, or death) will be
delivered. Please make sure those contacting you know the property name
and number where you are staying. For night emergencies we recommend you
leave the Dare County Sheriff’s office number (252-473-3444).
Locked Closets
Most of our property owners maintain a locked area in their property for
their own use. Please respect these locked areas, as they are not intended
for tenant use.
Housekeeping Service
We are please to offer the added convenience of housekeeping service during
your stay or at check-out. Our Mid-Week cleaning service cost is
reasonable. Call our office for details and arrangements.

Other Information
Maintenance, Bad Weather, and Refunds
Atlantic Realty will make every effort to make this your most enjoyable
vacation ever. All the equipment in the property should be in working
order. Please report any inoperative equipment to our office promptly.
There will be NO REFUND for any mechanical failures of air-conditioning,
refrigerators, dishwashers, washers, dryers, televisions, DVD players or VCRs due to
the limited repair service in this area. We will make every effort to have
any item repaired as quickly as possible and we ask for your understanding
and patience in these circumstances.
We can no longer offer refunds in the event of a natural disaster that
requires mandatory evacuation. Fortunately, vacation investment insurance
is available to protect your vacation investment.
Construction
New construction is part of the Outer Banks. If your rental
property is near new construction, please be understanding. NO REFUNDS OR
MOVES WILL BE MADE.
Items Left Behind
Atlantic Realty will not be responsible for personal items left behind.
Please be sure to double check your property prior to departure. If we are
asked to return personal items to you, there will be a $25.00 service
charge in addition to C.O.D. costs.
Personal Checks
We do not accept personal checks unless received thirty (30) days prior to
your arrival. We suggest that you bring ample cash and/or Travelers Checks
as out-of-town checks can be difficult to cash on the Outer Banks. We
regret that we are unable to cash any checks through our office. There
will be a $20.00 charge for returned checks.
Distances
All distances stated are approximate and are intended for reference points
only. Atlantic Realty will not be responsible for inaccurate distances.
Errors
Every effort has been made to assure that our descriptions are accurate:
however, we cannot be held responsible for changes made by owners in
furnishings and equipment, or for printing errors.
