Choices, Choices, Choices
When it comes to real estate, most are familiar with “Location, Location, Location”. The real estate profession has successfully marketed this concept. But Location is not the first or most important decision in the purchase or sale of property. The first and most important decision in real estate is your Choice of your Realtor.

Upon entering the profession a realtor’s first choice is his/her approach and motivation. Regrettably, for many it is about the commission or a record of sales figures. For me, it is helping people make the right choice for them. And my initial return is that of a new friend.
I enjoy being a small business owner on the Outer Banks. The responsibilities are many; the rewards, greater. I cannot think of any client or fellow businessperson that has not become a friend.
I am truly blessed to be an Outer Banker. Like many, I relocated to this piece of paradise. Real estate was not my aspiration. My career was my passion, teaching.
GO Big Blue! I am a proud alumnus of Old Dominion University holding a Bachelor of Science in Elementary Education. With just a short drive north, I still enjoy the resources of my alma mater.
I loved every day in the classroom as an elementary teacher for the first, second, and third grades in Suffolk, VA, and the Outer Banks. Teaching was all I have ever wanted to do. I still have my very first chalk board that my father made for Christmas when I was six.
Upon relocating to the Outer Banks, I took a year’s leave of absence from teaching to help my husband build a business in real estate. The teacher became a student-taking courses in real estate, taking exams, and earning the license (1981). My initial plan was to return to teaching but once the letter of resignation was mailed, I was committed to a new course, a new choice.
Like most significant life choices, it was difficult giving up my passion of teaching. But passion is not limited to one thing. True passion is the commitment to doing something meaningful to yourself and others. What could be more meaningful than helping someone find a home for their family?
Selling or buying a home is a continuous series of decisions made on a vast array of choices presented. As your realtor, I cannot decide upon your choices. I will help you make the right choice by providing information from researching homes, financing resources, market conditions and issues.

Interested in Owning a Bit of the Beach?
It was my dream even while I was a teenager. I grew up 64 miles inland and married the boy that sat behind me in children's choir at church. He would pull my hair and then deny it. We have been married for over 30 years.
As children, we grew up coming to the Outer Banks. We would refer to the whole island as Nags Head. We continued the tradition to bring our own children here to the beach. Year after year we would rent a beach house for the week in the summer and weekends in the Spring because we were so anxious for summer to get here. My husband is a Farmer and whenever we could get a break from the farm in the Fall, we would come again to the beach to fish.
After awhile you start to think about it, "Why am I paying to rent someone's house. Somebody should be paying to rent mine." So that's how it started.
We built a home in Kitty Hawk and it rented so well the first summer we bought another home the same year in the Fall. I was convinced that when it came Spring and tax time that my accountant would faint when we told her we had purchased not one but two homes at the beach and were renting them. Instead she said, “Good for you.” And two years later, she purchased her own beach house. She saw what a good investment we had made.
News traveled fast. Family and friends heard that we had bought two beach homes and they wanted to own also. We would always recommend they use Atlantic Realty for their property management.
Through Atlantic Realty’s encouragement I decided to become a Realtor and help others realize their life-long dream to own a home here.
I sold my first house my second day on the job.
I presently hold the Certified Residential Specialist (CRS), Accredited Buyer Representative (ABR), and the Resort and Recreation Specialist (RRS) designations. I am Vice President of Sales and the Broker in Charge for the Kitty Hawk office. This is my full time occupation because I know, and you do too, anything you are going to do well you have to give yourself to it.
I make a commitment to my buyers. I will show you as many houses as it take until you find what you want to purchase. My record is 92. Yes, one buyer looked at that many. I will never talk a buyer into a house but I will sure try and tall him out of one if I think it's a bad idea. I have found that's really what buyers are looking for . . . . . a Realtor that will "tell it like it is".
I do not have a crystal ball; I wish I did, but I can tell you this…it isn’t often that you have all three factors: good inventory, good prices, and good interest rates.

Norm Duncan | Atlantic Realty
In July 2011, Mr. Duncan retired from Computer Sciences Corporation (CSC) as the Vice President and General Manager of the Government Health Services Division.
Prior to that he created the Nuclear, Chemical, Biological, and Medical Defense Group and served as its Vice President and General Manager for 10 years at Veridian and Pacific-Sierra Research Corporations.
Norm served 23 years as a US Army Officer with specialties in military intelligence and operations research systems analysis. He served on the Joint Staff and Headquarters Department of the Army staff in the Pentagon preceded by numerous global and domestic assignments.
Norm was born in Kentucky and grew up in Southern Illinois. His military and civilian work in addition to personal travel has allowed him to travel to all 50 states and many countries while also residing in several. However, none of these stops has been more pleasurable than the nearly 25 years he and his family have been visiting the Outer Banks.
He and his wife, Connie, have lived in Woodbridge, Virginia since 1984, have enjoyed their 2nd home in Kill Devil Hills for over 20 years, and own a vacation rental in Nags Head. They have two sons, Brandon who lives in San Diego providing health care services to elderly patients, and Ryan who is an actor/singer in New York City.
Norm earned a BS degree from Murray State University and an MBA from Tulane University.
